How do I apply?
Go to our Availability page and click “Apply Now” on any listing you’re interested in.

Is there an application fee?
Yes. There is a non-refundable application fee of $50 per adult (18+).
This fee covers:
- Credit screening
- Rental history checks
- Income verification
- Criminal background screening
This ensures we can process your application quickly and accurately.

How long does the application process take?
Most applications are processed within 3–5 business days. This timeline depends on how quickly we’re able to verify:
- Employment and income
- Rental history
- Background checks

What is the minimum credit score requirement?
Most Skaff communities require applicants to have a credit score of 650 or higher. Select properties may require a score of 700 or higher, which will be communicated during the application process.
A higher credit score helps demonstrate consistent payment history and financial responsibility, which allows us to maintain safe and stable communities for all residents.
If you’re unsure whether your credit score qualifies, our leasing team is happy to help you review your options.

What if my credit score is below the required threshold?
If your credit score falls below the minimum threshold, you may still qualify with a co-signer.
Your co-signer must:
• Have a credit score of 700+
• Meet all standard screening requirements
• Be willing to accept legal and financial responsibility for the lease
This option allows applicants with limited or rebuilding credit history to secure housing while ensuring the lease requirements are properly supported.

What do I need to bring with when I apply?
We will need a copy of all applicants photo ID's.
We also ask that you provide 2 months worth of pay stubs for your current employment or an offer letter for a new position. This will expedite the application process greatly.
Be sure to have the information needed to get a hold of your current landlord.

What if I have a criminal record?
Applicants must not have any felonies in the past 10 years or misdemeanors in the past 5 years. In addition, we have a firm policy on no sex offenders, sexually related, or violent crimes.
To maintain fair and consistent screening practices, Skaff Apartments cannot accept applicants with evictions in the last 10 years, or outstanding debts owed to previous landlords.

What happens if my application is denied?
If you’ve paid a security deposit and your application is ultimately denied, the deposit will be fully refunded by the same method it was paid.
If your application is denied for any reason, our leasing team will provide a clear explanation and guidance for next steps or future eligibility.

What is your pet policy?
Select properties are pet friendly with some breed restrictions. If you have an approved pet, there is a one-time non-refundable pet fee of $275 per animal and $40 monthly pet rent.
All dogs residing in any property other than a twin home or single-family home are required to register in the Poo Prints DNA Program.

What are the income requirements?
Applicants must have a combined gross monthly income equal to at least three (3) times the monthly rent amount.
This requirement helps ensure that residents can comfortably manage rent along with normal living expenses.
Examples:
• If the rent is $1,000/month → Income should be at least $3,000/month
• Roommates may combine their incomes to meet this standard
We accept pay stubs, offer letters for new employment, or other verifiable income documentation.

Can I appeal if my application is denied?
Yes, a denial can be appealed with proper documentation. Depending on the reason for the denial, we might ask for supporting documents such as; reference letters, court paperwork, certificates of program completions, receipts of payment, etc.
Appeals do not always result in a new decision are all subject to further verification.

Do I need renter’s insurance?
Yes. All residents are required to maintain active renters’ insurance with $100,000 coverage throughout their lease.
Renters insurance provides protection for your belongings and liability coverage in case of accidental damages.

Is my apartment guaranteed once I apply?
Your apartment is guaranteed only once you are approved and have paid the required security deposit or holding fee.
Applying alone does not hold or reserve a unit; this ensures fairness for all applicants.
